We are in the midst of one of the most comprehensive and fun winter festivals that is hosted in Tahoe; the Alpenglow Mountain Festival​. The festival is focused on exploring some of the best activities that the Tahoe area has to offer including Backcountry ski touring and snowshoeing along with films, presentations, equipment demos, and yoga. 

The festival started on February 20th and runs through the 28th. The lineup of events to participate in is amazing, and is an excellent way to get into or learn about activities that are "off the beaten path". 

The event is the only mountain lifestyle event in North America that is mostly free. Don't be intimidated if you don't know what you are doing. The festival is geared toward beginner and intermediate outdoor enthusiasts and there are plenty of things to do.

S'moresapalooza at Northstar

A perfect end to a perfect ski day? S'mores of course. Northstar has taken the love of S'mores to a new level. On February 27th, Northstar is hosting "S'moresapalooza"- an afternoon event to celebrate everyone's favorite gooey winter treat. 

The festivities will start at 2PM with music on the Northstar Village stage. At 3:30 there will be free S'mores in the Village before the "S'mores Walk". A handful of Village businesses are stops on the S'mores walk. Mikuni will be providing S'mores Bark, AGL will have a S'mores cookie bar, the Beach Area will have a S'mores Pop, Starbucks will be showcasing a S'mores Crispy Treat, and Butterbox tops it off with S'mores Shooters. 

Ripperoo will be hosting a S'mores roast at the Overlook Bar starting at 4:30. 

At 5:30 the DJ will begin performing on the Village Stage, this may be a good opportunity to burn off some S'mores calories with some dancing.

The place to be if you are a lucky four legged friend this Saturday, February 13th is the 8th Annual Black Tie and Tails Gala. 

Hosted by the Ritz-Carlton, Lake Tahoe. this event is wildly popular, unique, and for a good cause. The event usually sells out, so if you miss it this year put it on your calendar for 2017.

Starting at 5:30 pm, guests and their canine companions are greeted to a red carpet arrival, champagne and hors d'oeuvres, and of course, passed apps for the pups. Music, dancing, entertainment Ritz-Carlton style, and an evening with your best friend, what more could you want?

Occasionally the dynamics of the Tahoe-Truckee real estate market are quite simple. Amidst the best start to winter since 2011, with arguably perfect ski conditions, the local real estate market is off to a raucous beginning of 2016. Though historically the worst month for closed transactions, January saw 82 sales at an average price of $918,745; increases of 8% and 5% respectively. These sales reflect pent up demand for mountain resort property and were acquired by consumers anxious to lock in their family retreat in time to enjoy the entire season. 

January was so strong that the total number of transactions equals the largest January in over a decade. Similarly, the average sales price reflective of premium resort property has not been seen this time of year since 2007.

Notable sales included 14 homes over $1,000,000. Among them were two Northstar homes doubling the number of premium single-family sales at the resort for all of 2015, three Martis Camp homes, and a lakefront on Tahoe’s West Shore for over $7,000,000. 

Following the North Lake Tahoe real estate trend, closed transactions most closely reflect market conditions 30-60 days prior when buyers and sellers reached agreement. As such, January’s results foretell a major return to prominence for ski resort property. Already this year there are 14 Northstar properties pending sale; nearly 25% of all 2015 sales. Indicative of the value that is now tangible in mountainside properties the average sale pending price is $1,174,046; a quantum leap from the average of $749,000 in 2015. Noteworthy sales in the coming month include two additional single family homes in Northstar’s Big Springs neighborhood for amounts greater than $3,000,000, a Stellar Residence in Northstar’s Mountainside community asking $3,100,000 and two Ritz Carlton Residences.

An additional five homes are now pending sale in Martis Camp, two in Lahontan and one each in Old Greenwood, Gray’s Crossing, and Schaffer’s Mill. 

Inventory will be an interesting metric to monitor as the year progresses. Supply is currently well balanced at just under six months. Typically inventory levels swell a bit this time of year as the sales cycle takes several months to gain momentum. With a sensational winter afoot, guests are anxious to replicate joyful experiences on the mountain several more times over the course of a winter. Some number of these consumers will elect to make a more permanent investment in mountain lifestyle.  Recent crowds may indicate that fewer options may be available for those who wait until later in the season.

Martis Camp 2015 Market Recap

Martis Camp has been a fascinating and dynamic market since its inception nearly a decade ago. After weathering an untimely market downturn at the beginning of its lifespan, Martis Camp has emerged as the most successful and bullish community the Tahoe area has ever witnessed. With developer homesite inventory nearly sold out and the Club and HOA turnover from the developer to owners/members in progress, many are anxiously wondering what the next few years will hold for the community in terms of property values, operations, and sales moving forward. A quick analysis of the 2014 v 2015 numbers in home and lot sales may hold some clues as to what is to come. 

In 2014, there was a deluge of speculative inventory in the market, particularly in the cabin neighborhoods. The community posted 36 home transactions which was the highest number of sales in Martis Camp history. In 2015, there were 22 single-family home closings, down about 40% from the prior year. However, year-over-year, the median sold price per square foot continued rise to an all time high of $1,043 in 2015. Overall in 2015, less spec inventory traded and properties stayed on the market for longer before selling, but sold at very high prices.

On the land front, the big story for 2015 was surrounding the dwindling developer inventory. Resale lot transactions more than doubled in 2015 (19) vs 2014 (8), with buyers having to dig deeper than what the developer was offering to find suitable properties. There were an impressive number of developer sales in 2015, but the pace of absorption was slower than in prior years. Resale inventory is currently very low with 17 sites currently available, and only 3 of those options are in the "amenity core" area. The developer has about 20 sites remaining to achieve full sell out. 

With a stellar snow year underway, home sales should continue to click along at a decent pace. Demand for prime properties and homesites near the amenity core area will continue to be high, and those properties will have the best chance of holding value over time due to their prime location. Speculative building will likely continue to decrease as land options diminish.  Some prospective buyers may sit on the sidelines to see if values abate, or choose to buy in areas like Lahontan, where the community is more established and the value proposition is high. Regardless, the success of Martis Camp has been incredible, and the community will continue to be one of the most sought after destinations for Tahoe homebuyers for years to come.

Just outside the tent is the Big Easy lift and the carefully crafted terrain to make your learning quicker, safer and easier.  Just above the Big Easy and learning terrain is The Stash, a natural terrain park tucked inside the woods and the big terrain parks where coaches will take those who want to progress and push their snowbaording skills.  The Burton Academy is not just for beginners.  There is always more to learn and the coaches at Northstar are some of the best in the industry.
