December 2018 Tahoe-Truckee Market Update




For the first time in recent memory, seasonal conditions are aligning with the real estate market to create a Goldilocks beginning to the winter season. After nearly a decade of winter starting too late or coming in too heavily, a series of storms from Thanksgiving into early December have created mid-winter conditions to start the season. Combined with continued strong real estate conditions, a perfect storm for mountain property is in the making.

Despite the traditional 4th quarter taper for real estate activity, there remains considerable deal flow in the market. November experienced 137 residential transactions at an average price of $911,537. These figures dramatically outperform historical averages, falling short only in comparison to the record activity during this period in 2017. Consistent with much of this year, November fell short of last year’s volume by 15% while surging on average price by 13%.




Premium sales continue to drive pricing upward buoyed in November by yet another 4 Martis Camp homes ranging from $3,075,000 - $7,000,000.  Within Northstar, a Ritz Carlton Penthouse Residence traded for $4,400,000, while Lahontan and a rare Sugar Bowl home sale each saw trades near $3 million.

While word of real estate slowdowns abound in outlying regions, the Tahoe-Truckee market continues to thrive. Available supply remains titled in the favor of sellers at just over 4 months’ inventory. Demand coming from Northern California communities has intensified as a greater number of high-wealth families find retreat in the mountains, whether as primary owners seeking a lifestyle enhancement or the traditional second homeowner. During the tragic Camp Fire in November, countless Bay Area families decamped for clean mountain air as schools were cancelled. The commentary from a remarkable number of those impacted was contemplation of a lifestyle change to the mountains where traffic is minimal and the pace less hectic. Local infrastructure has kept pace with the needs of these consumers creating the necessary components to complete such a move including high-achieving schools, high capacity internet service and expanded airport capacity. Trails, ski slopes, blue skies and clean air are fixed commodities.

With a Goldilocks season upon us, the focus on the market is likely to shift to Mountain properties. As the saying goes, it is easier to drive to golf / trails in the summer than to skiing in the winter. When conditions permit, the value of mountain resort living becomes obvious turning the spotlight on new offerings. Mountainside at Northstar will be launching its newest project; Boulders in December after recently selling out its Stellar Collection. Similarly, look for interest in the Village at Northstar and other premiere mountain offerings to gain meaningful attention in the coming months.

What’s New at the Northstar Village?


An array of shops, restaurants, and activities for all make Northstar one of the top family resort destinations in the United States. In the winter, the 9,000 square foot ice rink is the centerpiece for the Northstar Village experience. Surrounded by seating areas and fire pits, families will enjoy a central gathering place with food, drinks and music. The Village is home to some signature winter events such as Noel Nights in December and the Riparoo (the mountain's mascot dog) parade every Saturday at 3:30pm that ends in s'mores for all.  When visiting the Village at Northstar for another epic winter, be on the lookout for two new tenants in the Village. One retail shop and one new restaurant. Both are sure to add to the dynamic Village lifestyle.  

Lululemon is setting up shop in the Village and will be located next to Starbucks. This well known athletic brand has a storefront that boasts easy access from the Tahoe Yoga and Wellness space. Grab a new pair of yoga pants or a warm base layer and go get some exercise.


Yamakai Fish & Sushi Co. has taken over the Mikuni space on the north side of the ice rink. Yamakai opened it’s doors in June and has been receiving rave reviews ever since. Described as family-friendly Hawaiian and sushi fusion, this restaurant will appeal to a wide range of tastes. The sushi menu has a great variety of options like the "Open Snow Roll" and the portions are enough to satisfy any appetite. Also check out the Hawaiian burger, New York steak and Wicked Chicken, there is something for everyone at Yamakai.  
Yamakai will also be a great apré location with a full bar and creative cocktails. Happy hour is Wednesday through Friday from 3pm – 5pm and has a different theme each day. Wednesday features whiskey and sliders, Thursday has tacos & tequila and Sunday Funday has a happy hour menu available all day.
Don’t miss out on dessert, the menu is always changing. Irresistible treats like a tempered Twinkie with ice cream and chocolate shavings or hand made ice cream sandwich with green tea ice cream are the types of things you'll find at Yamakai.

Northstar Summer 2017

Northstar is getting fired up for summer. By next weekend operations will be in full swing around the Village and on the mountain.


The Village at Northstar is open and summer activities will be happening daily. The roller skating rink and mini golf are fun for the whole family. Every kid will want to take a turn on the Spider Climb and Bungee Trampoline on the overlook terrace above the roller rink. Other activities are also offered such as gem painting, pottery, build a bear and candle making.

Starting now, the Village Wine Walk will happen the last Saturday of each month. Pick up a souvenir tasting glass and meander through the shops sipping wine and snacking on hors d’oeuves.


A new dining option in the Village will have its grand opening on June 15th. Yamakai Fish and Sushi Co. will offer a refined menu of seafood, sushi and Japanese-inspired fare. The extensive kids menu, wine list and colorful atmosphere is sure to create a space for families to enjoyably dine together. Located around the ice rink next to the North Face store.


Norhtstar bike park will open Friday, June 16th. For bike park beginners and experts alike, the Specialized Academy at Northstar takes mountain biking to the next level. Riders of all ages receive a personalized coaching experience from certified Specialized instructors and access to top-of-the-line Specialized downhill equipment.

It all started with the new Village in 2006 at the base of Northstar mountain with 213 condos built over 137,019 sf of retail. At the center, a 9,000 sf ice skating rink in the winter that doubles as roller skating and a concert area in the summer. Later, The Ritz-Carlton, Lake Tahoe opened in 2009 offering the only AAA Five Diamond mountain resort experience in California.
  

The accommodations and high end luxury real estate available to purchase or rent are not the only improvements happening in the last 10 years. On mountain offerings at Northstar have soared to new heights with activities that will make every ski day a unique experience.



There are many perks you can find that don’t cost extra money but will definitely add extra enjoyment. Open the mountain early with Northstar's ski patrol. Sign up and be there by 7:30am for first tracks. At 2pm every day, celebrate another epic day and join Northstar with a champagne toast on the top of the mountain. At the end of the day head down to the Village for complimentary smores around the ice rink. Most days there will also be live music on the Village stage all afternoon.
   

Other options are available to make the day as easy as possible. The Platinum Experience offers options like skipping the lift line, valet parking or exclusive private lessons. The Burton Academy provides a customized experience for each border with the new terrain-based teaching methodology. For an extra special night after skiing sign up for one of The Mountain Table Dinners where a locally sourced dinner is complemented by a winery and set on top of the mountain in Zephyr Lodge. Floor to ceiling windows set the stage for an unforgettable meal.

S'moresapalooza at Northstar

A perfect end to a perfect ski day? S'mores of course. Northstar has taken the love of S'mores to a new level. On February 27th, Northstar is hosting "S'moresapalooza"- an afternoon event to celebrate everyone's favorite gooey winter treat. 


The festivities will start at 2PM with music on the Northstar Village stage. At 3:30 there will be free S'mores in the Village before the "S'mores Walk". A handful of Village businesses are stops on the S'mores walk. Mikuni will be providing S'mores Bark, AGL will have a S'mores cookie bar, the Beach Area will have a S'mores Pop, Starbucks will be showcasing a S'mores Crispy Treat, and Butterbox tops it off with S'mores Shooters. 


Ripperoo will be hosting a S'mores roast at the Overlook Bar starting at 4:30. 



At 5:30 the DJ will begin performing on the Village Stage, this may be a good opportunity to burn off some S'mores calories with some dancing.

New Year’s Eve at Northstar 2015



New Year’s Eve at Northstar


Northstar is a fun and festive place to be for New Years Eve.  Bring your family and friends and join in the annual Fire & Ice Celebration in The Village at Northstar.

Enjoy a day on the mountain, the snow is unbelievable right now.  At 2pm is Northstar’s daily "Tost – Bubbles on the Slopes".  Participate in a cheers to 2016 on East Ridge and soak in the gorgeous views.  

After the slopes close, head down to the Village for a night of New Year's cheer.  Complimentary S’mores will be offered in the Village starting at 3:30pm. Shortly after, the Ripparoo Parade will make its way around the Village at 3:45pm.  Face painting anyone?  Starting at 5:30pm it’s free for everyone to get a colorful, fun, glittery face painting of your choice.  

The music continues from afternoon through the night in the Village with the main event starting at 7pm.  The Unauthorized Rolling Stones will take the stage for a night of rock’n and roll’n live music.  To close out the evening, look up to the sky.  Fireworks over the Village will celebrate the East Coast New Years at 9pm.

Where's Santa?

Holiday Happenings


Have you sent your letter to Santa yet?  If you’re in Tahoe and need to find Santa, he will be out and about along with other fun ways to get in the Holiday spirit.
   

Come to Northstar for Noel nights the next 2 Thursdays for the best Holiday event in the area.  Walk into the Village at Northstar and feel the the Holiday spirit all around.  A gigantic 35 foot Christmas tree in the center of the village, ice skating rink surrounded by warm fire pits and children roasting marshmallows and chestnuts roasting on an open fire.  That’s only the beginning!  Complementary one horse open sleigh rides trotting around, Santa sightings and photos, Great Basin Carolers and special performances each night.

If you’re hitting the slopes at Squaw Valley, December 22-24, be on the look out because Santa will be skiing!  If you miss him out on that big, wide mountain, meet him in the Village.  Santa will be warming up Après style with Great Basin Carolers, fire pits and warm hot coco.  Don’t miss him on the oversized Squaw Valley chair for your photo!
