SnowFest!

SnowFest! 
North Lake Tahoe
February 28th – March 9th


Snow Fest is a North Lake Tahoe annual Spring event that originated in 1982.  It is an annual 10 day event that takes place all over North Lake Tahoe with over 100 activities for the whole family and even the family dog! 

Start the weekend off with a BANG at Squaw Valley Friday night all starting at 6:30pm.  Gather around the KT Base Bar Deck and look up to the slopes for the Lazer show and fireworks display that will make your jaw drop!


Over the weekend  you don't want to miss the Firefighter's pancake breakfast, Tahoe City SnowFest! Parade, or Sunnyside's annual luau.  My favorite event is the Polar Bear swim in Lake Tahoe.  If you're feeling a little crazy or want to watch those who are, don't miss the 25th Annual Polar Bear Swim at Garwoods in Carnelian bay on Saturday, March 1st.  Participants will dive into Lake Tahoe (40 degree) and swim to the end of the Garwoods' Pier and back for the chance of winning the cash prize… or just for the thrill.  Come join the swimmers or just come have a Wet Woody (or hot coco) and be part of this lively event.


During the week the fun continues with events like the Hacienda margarita races, Pete 'N Peter's Bar Game Olympics and the always popular PINK Party, a benefit for breast cancer awareness, held this year at Lakeside Pizza in Tahoe City.  Finish off the week on Sunday, March 9th with the last event, the Fine 'N Funky Fashion Show at Hacienda at 8pm. 

With snow in the sky and more in the forecast this week you will see North Tahoe come alive.

Northstar For the Family

Northstar For the Family


I love all the Lake Tahoe ski areas and each for their own uniqueness.  If you are here to ski, take a trip around the lake and try them all.  If you're in Tahoe with the family that ranges from one to ninety nine, Northstar is really the best place to be.  With endless activities, there is something for everyone and so much to do together.  Skiing, ice skating, snowshoeing, sledding, marshmallow roasting, cocktail drinking, gondola ridding, candle making, bear making, hot tubing, and that is just to get things going. 

There are lots of great places to stay from a house with shuttle service to the Village, a condo in the Village, a hotel room at the Ritz Carlton, Lake Tahoe or on mountain town homes.  Choose what is best for you and your family.

A sample 3 day weekend visit: 

On your first day be sure to take the Free gondola ride up to The Ritz Carlton, Lake Tahoe from the Village.  Find a nice spot in the cozy, living room themed lobby by the windows looking out at the mountain or by one of the many fireplaces.  Order hot coco, wine or even lunch right there from your couch! 

For day two, whoever is up for skiing can head right out the door if you stay in the Village or at the Ritz Carlton or Mountainside.  Grandma, Grandpa and the little ones can head out for sledding, snowman making or shopping.  Around 3:30pm everyone will meet up by one of the roaring fire pits around the ice rink just as smores are passed around to all by Northstar's guest service team.  Mom and Dad head to the cabana bar for some apre beverages as the kids lace up their skates for some fun on the rink.  Everyone can enjoy the afternoon fun together in the heart of the Village. 

Time for dinner and there are so many options.  Order a pizza at Rubicon and head back to the room, sushi at Mikini, burgers at TC's Pub or Chocolate Bar, tacos at Jalisco's or Grandma and Grandpa babysit and mom and dad head up to the 5 star restaurant at the Ritz Carlton, Manzanita! 

Day three, the storm has passed, the sky is blue and it's time for everyone to get out!  Purchase tickets at the Village ticket office and head up the Big Springs gondola to the Crosscountry, Telemark + Snowshoe Center located at mid-mountain.  All gear is available for rent and the endless adventure through the woods starts there.  Go for a short walk to the train car warming hut in the meadow or all the way to the top for a fabulous view of Lake Tahoe - worth the effort!

With the arrival of snow in Lake Tahoe (with more scheduled to fall over the next few days), there’s a renewed sense of optimism for a great second half to winter!  January 2014 showed the first tangible sign of the listing shortage experienced in the Bay Area over the past year. While January is historically the slowest month for closed transactions, 59 sales represented the lowest figure in nearly three years.  The same month 2011-13 saw 67, 72, and 83 sales, respectively, when more properties were available to purchase. 

Conversely, the average sale price of $832,037 is the strongest beginning to any year since 2007. Luxury real estate continues to be in-demand -- 15 of the 59 (25%) January sales were above $1,000,000.  Of these luxury sales, four were found at Northstar illustrating a clear elevation of Northstar's status as a premiere destination resort. 

Luxury sales included:
  • 4 Ritz- Carlton Residences from $1,350,000 - $4,110,000. With the latter topping $1,200 per square foot, Mountainside at Northstar is demonstrating it can reach the highest price segment of the Tahoe market. 
  • A single-family home in Northstar's Big Springs neighborhood for $1,775,000.  
  • Other single-family homes including:
    • Martis Camp - $3,200,000
    • Lahontan  - $1,095,000 & $1,875,000
    • Squaw Valley - $1,725,000
    • Gray's Crossing - $1,550,000
    • Schaffer's Mill - $1,080,500
    • Tahoe Lakeside from $1,180,000 - $1,506,500
As is often the case in early winter, a shift among high-end Lakeside sales occurs towards the resort markets. A look at the properties currently pending sale shows 137 residential transactions in the works, including 25 at prices greater than $1,000,000 in each of Northstar, Martis Camp, Lahontan and other resort communities. 

The sale of residential land continues to buck seasonal trends with tremendous activity. Two homesites in Martis 25 are newly pending, both for $1,645,000 with construction likely this year. The remarkable comeback at Gray's Crossing continues with six closed transactions in January, five at prices $110,000 and above. 

In a typical winter season, expressions of interest in the early winter will give way to property tours during the winter holidays and become actual transactions during the late winter / early spring months.  As such, there appears to be ample demand for Tahoe real estate. The only question is how many sellers will be willing to meet this demand as conditions have clearly shifted in their favor.
