Tahoe Rim Trail: Week 1

The 165 Mile Club K2TRT (Katie2 Tahoe Rim Trail) Challenge Begins! 



The summer of 2014 is the summer we will run, walk, hike or crawl the entire circumference of  Lake Tahoe on the Tahoe Rim Trail (TRT). "We" being my friend and colleague Katie Chappell and me.  We will be completing a section each week for a total of 14 sections and over 165 miles!  These runs will be a fun and refreshing way for us to recharge and appreciate this amazing place we live in!  In addition to getting out and sharing the stories of our adventure, we have decided to dedicate each run to a local charity.  After each segment is completed, we will celebrate by sending a donation to the dedicated charity for that given week. We feel so fortunate to live in such an amazing place and want to use this as an opportunity to give back to some of the groups that support the community and make Truckee/Tahoe such a great and beautiful place to live. Our total personal contributions upon (fingers crossed) completion of our goal will total $5,600. 

Week 1: Tahoe Meadows to Tunnel Creek


Due to snow levels, gate closures to access points and our knowledge of the trail, our first section started at Mt. Rose Meadows and ended at Tunnel Creek just above Incline Village.  This left us with an extra 3 mile steep descent down to HWY 28 where we parked one car.  


This was a perfect day for our first journey.  The sun was shining, the breeze was blowing just right, our running vests had arrived… just one small problem… Katie Chappell realized she forgot her shoes when we got to the trailhead!  That was not going to stop us.  With a quick trip to the sports store in Incline Village we were up one new pair of running shoes and off on the trail through Mt. Rose Meadows heading South.


Our trek started in a beautiful meadow with wildflowers and panoramic mountain views. We weaved our way though dense trees, rock outcroppings, and soft sandy trails for a relatively level cross country run. We were continually surprised and awe stricken as each turn revealed a new vista of Lake Tahoe or on the other side the Carson Valley back over to a breathtaking view Big Blue. The miles flew by and before we knew it the run was at an end! We finished with gigantic smiles on our faces, slightly sore feet and a nice cold beer at Tunnel Creek CafĂ©. 




After successfully accomplishing our first segment with 12 miles under our belt, we will proudly be sending a celebration donation to the Tahoe Rim Trail Association.  The Tahoe Rim Trail Association is dedicated to maintaining this 165 mile trail that winds around through the ridge tops of the Lake Tahoe Basin, crossing six counties and two states.  Thank you for building, maintaining and preserving a priceless part of Lake Tahoe since 1981.

The goal now is to pick up each week where we left off the week before.  This week we will have the climb back up Tunnel Creek to start where we left off on the TRT and continue to Spooner Lake. Our Week 2 designated charity will be the Boys and Girls Club of North Lake Tahoe.

North Tahoe Farmer's Market 2014

Summer Farmer's Market


It's a short season for Farmer's Markets in the Tahoe area, so when they come to town, everyone comes out for a taste of Summer!  With everything from fresh fruits and veggies to fresh fish and bread to local coffee and a little craft.  Tahoe City has kicked off the season early this year with their first market last Thursday and Truckee will be the longest standing market going into October.  Come join in the fun, fresh atmosphere and pick up the freshest core ingredients for your meal.  

My favorite farmer's market is about 45 minutes away from Truckee at Sierra Valley Farms.  There's nothing like a farmer's market on the farm and as the only "on-farm" farmers market in the state of California, what a unique opportunity.  This is a great day trip activity.  Every Friday from now until September 19th the farm comes alive with fruits, vegetables, fresh seafood, local grown beef, pastas, flowers, wines, cheeses, specialty condiments, fresh baked breads and deserts for sale.  Make sure to be there at noon for the cooking demonstrations by some of the most prestigious chef's in the area followed by a tasting of their creation.  You will find Gary Ramano, owner and operator of Sierra Valley Farms at many of the other famers markets but joining him at the farm is something you will be talking about for the rest of the summer!

The full swing of summer is right around the corner and with that comes the sound of FREE summer concerts both in Truckee and Tahoe City.  These are great events for the whole family to join in and be part of the community as you dance the night away or sit back, relax and listen to the beats.

Donner Summit Canyon: Day Hike


In 2011 the Truckee Donner Land Trust acquired 260 acres of the lower part of "Summit Canyon" below Donner Pass and just above Donner Lake's West End.  This opened up a whole new recreation area for hiking, biking and picnicking.  Especially interesting for it's history as the original Dutch Flat Donner Lake Wagon Road in 1864 and for decades, the main route over this part of the Sierra.  



Last weekend I took the family to explore this new area.  We ended up doing a 3 mile round trip up to the Donner Lake lookout.  This is the perfect afternoon activity with everything from river crossings, history lessons and breathtaking views. 



There are many trails to explore but we decided to follow the well marked path and signs pointing us to the viewpoint.  This is a mellow hike that starts off forested and and quickly crosses a river, winds through a marshy meadow and gradually climbs upwards.  You are thoroughly rewarded as you finally emerge through the trees and peak out over the landscape down to Donner Lake.  Waiting for you at the top is your very own picnic table!  



Remember to bing a lunch and enjoy some PB&J's as you gaze at the breathtaking view.  
If you still have more energy in store, you can get back onto the main trail and head even further up the canyon to see the original 1867 Rail Road tunnel, China Wall, petroglyphs and old advertisements painted on rocks while you walk the actual route of the old highway with continuous views of Donner Lake.  If you do reach the top of the summit you can then connect to the Pacific Crest Trail and in the future this will be a connector to the Donner Rim Trail.  



This is an amazing new addition to the Truckee hiking trails.  I recommend getting outside and exploring for yourself!

Spring has delivered its typical confusing weather to the Tahoe region, supplying one of the most significant snowstorms of the year followed by an extended run of perfect, 70 degree days. With the closing of ski season and oncoming of golf, hiking and biking season, a shorter-than-usual transition period appears imminent.

The Tahoe – Truckee real estate market has not missed a beat with a flurry of sales activity in the month of April. In total, 93 residential properties closed escrow producing $64,878,510 in sales volume.  The luxury segment continues to be in high demand with 16% of total sales coming from the $1 million and above price segment. 

With the rapid economic growth of our Northern California feeder market and their unyielding desire for a retreat in a beautiful environment, the fundamentals of Lake Tahoe Real Estate are nearly as strong as they have ever been. The introduction of communities that cater to the changing demographics of our consumer continue to thrive as evidenced by four sales within Northstar Mountainside including three Home Run Residences ($1,800,000 - $2,205,000) and another Ritz –Carlton Residence ($2,750,000). With two additional sales pending, Home Run has just four homes remaining. Similarly, The Ritz-Carlton Residences are now past the halfway point in sales.

Martis Camp produced two sales of “cabin” properties in April from $2,960,000 - $3,000,000 and continues to have steady stream of homesite sales and construction starts on new luxury homes.

While 93 sales represent a slight decrease from the same month in 2013, this is easily attributed to the scarcity of available property for sale.  In fact, 93 closings nearly mirror the 9-year average for transactions in April.

The first quarter of 2014 saw explosive growth in values; an increase of 30% year over year based upon a remarkable run of sales within elite-tier properties including Tahoe lakefronts and top quality resort homes. While values continue to rise, the overall market is showing a statistical regression to the mean as more low and middle-tier homes come on the market and quickly sell.  In April, the average sales price of $695,000 represents a 7% increase over the same month in 2013. Median price has improved 17% over the previous 12-month period.

This “normalizing” is neither negative nor unexpected.  Current inventory for the overall market is a perfectly balanced 6-months supply, a slight increase over previous months that is typical of the period immediately following ski season.  When segmented by price, inventory below $1,000,000 has just 4 months stock. This short supply allows luxury sales to carry an even greater weight in representing the performance of Lake Tahoe Real Estate.
  
Steady progress is forecast for the coming months with 187 properties pending sale at a median asking price of $452,850. This is nearly identical to the April median sales price which was led by a number of lakefront properties ranging from $3,150,000 - $7,900,000 in addition to the Home Run sales mentioned above. The expiration of ski leases and changing of seasons often results in increased listing activity. Spring arrived sooner than usual this year prompting this cycle to begin early.
