N. Tahoe Market Update - Martis Camp and Beyond

Weekly North Lake Tahoe Real Estate Update


The snow and cold temps have made this week in early November feel much more like December. We would like to think this early season base from Mother Nature is the beginning of a much-needed epic Tahoe winter. Are we making up for lost time?
This week I have had many conversations with buyers and sellers alike on the state of the Tahoe market, people seem to be wondering about Martis Camp specifically as the beacon for the area.
The success in the resale market at Martis Camp has been remarkable this year and has also solidified once again TMRRE’s position as not only the leading brokerage for referrals for new developer sales, but also as the leading brokerage for resale transactions. TMRRE has been responsible for successfully listing and/or selling about 40% of the 21 resale deals to date in 2012, far more then any other brokerage.
As a point of comparison, there were a total of 14 resale transactions in 2011 so we continue to trend up year by year.
The final developer release of cabin sites continues to be another huge success with over 42 of the 58 sites being spoken for to date. No doubt, this is a reflection of the ongoing demand for the overall lifestyle and amenities that Martis Camp offers families year round.
I expect that this winter we will see an increase again in resale activity as the inventory for the new cabin release that the developer has is dwindling and many of the available properties closer to the amenities under the $850K price range are resales (of the current 24 active resales, there are 6 under $850K) . We may also see some more new developer inventory hitting the market in the next few months.
Furthermore, TMRRE has several attractive listings for Martis Camp properties. Northstar's opening day is tomorrow!





Northstar opens tomorrow!

All the buzz around town is about Northstar’s early opening tomorrow, originally scheduled for Friday.  And it isn’t just about getting out to ski on one run that is barely covered in snow…Northstar is opening a lot of terrain! Four lifts will be spinning (Big Springs, Arrow, Vista and Big Easy) with access to ski or ride on 6+ runs. All this thanks to Mother Nature’s cold temps and Northstar’s unsurpassed snowmaking team.

Normally at this time the Village scene is usually consistent with what you would expect from a sleepy week in November. Today, the Village has been transformed into a bustling whirlwind of preparation for opening and people rushing to pick up their season passes. The fabulous Lakefront life...

The real estate profession has given me access to see a lot of amazing lakefront homes both on and off the market and I appreciate the diversity of the regions around the lake and homes within those regions. That is the lens that I have been using to view the lakefront life.

I am fortunate enough to have been staying in a lakefront home in Carnelian Bay for the week with my in laws who rented it, and I can say the lakefront life is bliss.

Living or visiting the Tahoe area, most of us get to enjoy the lake from afar or for a day trip visit which is very special. However, a typical trip to the lake includes prep at home, driving, traffic, parking, finding a beach/boat launch (limited), situating for your activity of choice and then packing it all up to go home again. It is usually worth it but definitely a lot of preparation and often you need to bring a lot of extra patience as well. This leads many people to believe that the lake is too crazy, crowded and congested in the summer which is often an objection I hear when I have clients considering living at or near the lake.

After spending the first few days at my new temporary lakefront address, the convenience is much better than even I imagined. I can say with full confidence that it is a different world when you can wake up at 5:45, watch the sun come up (magical-see photo above), put on your swimsuit, walk out the door and go paddle boarding for 2 hours. I am here on a busier weekend in mid "crazy" summer, and there were barely any boats in the water until about 11:00 AM. That gave me about 2 hours to paddle, come home, pick up some late risers from the house and go out and wake surf on glass water for another 2 hours before the masses can get it together and get out on the lake. By that time, it is lunch on the deck, drying off on "our" dock in the sun and planning the fun for the rest of the day. There is absolutely nothing to stress about except whether your swimsuit will dry or if you should just grab another one.

There is no awareness of traffic, parking, "schlepping" to find a spot on a beach, it is all just right in front of you waiting for you to take advantage of the day. The "busyness" is all happening out your front door, but out your back door a whole new reality of possibilities await. We don't go wait in line to get a table at a crowded lakefront restaurant (with all due respect to the Garwoods Wet Woody and the Sunnyside Mai Tai), we just sit on our deck, or look out our enormous picturesque windows at the panoramic lake landscape. Then its out for another round of lake fun, the kids are refueled, inflatables ready.

The evenings are enchanting after the wind dies down, the boaters go home, the alpenglow appears and you can watch the whole scenery morph with the end of the day and the setting of the sun. (Also another great time to hop out your door for a quick paddle or ride session off of the boat). Fantastic California wine and apps on the pier, good food, good company, it truly is the good life. And so relaxing.

Now, I often get asked by my clients if the high price tag of the lakefront home is worth it? Absolutely, without question. I'll say it again, this is the good life. And there are very few who are lucky enough to be living it lakefront style.

There is a reason for the premium you pay, there is no other Lake Tahoe, available properties to buy are limited, this location will always be desirable. And with prices better than ever and interest rates lower then ever it's time to jump in! (Literally)!  If you can afford it. For now, I will continue to pretend that this is my life for the rest of the week, play the lottery, and enjoy my new-found perspective, and live vicariously through other people's lakefront properties.

Don't miss these properties over 4th of July

Now that summer is full swing with 4th of July around the corner, the North Tahoe real estate market is expected to heat up.

We really didn’t have a winter to speak of so there have been some really great properties just sitting and waiting for buyers to come take a look. That being said, some sellers are getting antsy having had little or no activity on their properties in the past 6 months, and we will see a lot of significant reductions in the next week. They want to refresh their listings and show movement to attract attention to their properties during this time where so many people are expected to be in town.

Even if you like a property that has not been recently reduced, don’t despair. There is another line of thought out there: Sellers don’t want to negotiate against themselves through an unwarranted reduction. Meaning if the buyers simply have not been here to see the property (as has been the case this year), there may not be a price objection. It is more an issue of buyers just not being in town to property shop. By keeping their prices higher and waiting for an actual offer, the seller can leave themselves more room to negotiate when the “real deal” comes along.

As the summer progresses we will expect to see more incremental reductions across the board from motivated sellers. They may not want to hold their properties through another winter and will be ready to make a deal!

So if you are in the market, now is the time to start really keeping an eye on the properties/communities where you want to be. The deals are there, waiting for the right buyers and a lot of these sellers are ready to talk.

Good press for Vail Resorts, KSL and Tahoe




It seems like there has been an awful lot of media attention focused on Tahoe with the money going into the major Tahoe resorts via Vail Resorts and KSL. With the announcement last week that Vail Resorts is acquiring Kirkwood, it is apparent that Tahoe is well on its way to being the next major world class ski destination.

Some people have mixed feelings about this, which is understandable. There is a certain charm to the smaller resorts and the non-megaresort feel. However from the economic standpoint for jobs, tourism, and responsibly managed development, it is fantastic news.

I was born and raised in Colorado and I get the vision of what is trying to be accomplished here and am very excited about the confidence in the area and the changes. I think the end product will be very good overall.

That being said, here is an interesting article from the Denver Post this morning about the "elevation" of the Tahoe resorts by Colorado companies.
