Northstar Week Full of Fun

Northstar Fun: Now to the New Year 




Yes, Northstar is always a fun place to be with many activities for the whole family.  But this week, there are many added activities to close out 2013 with a bang!  You are sure to run into some fun around every corner whether in the Village or up at Mountainside.

Daily: 2-5pm - live music in the on the Village stage located at the foot of the ice rink in the center of the Village.  Rock out while enjoying a spin around the rink, a cocktail by the fire pit or while you enjoy the free smores being passed around daily at 3pm.

Historically, October is the busiest month for total transactions in the Truckee-Tahoe market with an 8 year average of 132 sales. Interestingly, October also posts the lowest average price per month over this same 8 year span. The logical explanation for this trend assumes that most of these sellers go into contract in late summer rather than risk continuing to market into the shoulder season which has few new consumers looking to buy.  

October 2013 saw 155 total residential sales - a strong number well above the eight-year average and the second highest monthly transaction number achieved this year. It is only when measured against 175 in October 2012 that this number pales. 

October sales were heavily biased toward the $400,000 - $600,000 range led by Tahoe Donner with 30 sales.  While average price has outpaced median in this year of broad recovery, October was a bit of an anomaly with median price increasing by 10% from October, 2012 and average price dropping by 3%. While this average price drop is not hugely significant, it is probably best explained by the surge in lakefront sales witnessed last year in anticipation of changing capital gains rates in California.



It is possible that 2013 is normalizing as the luxury sales migrated towards ski-oriented properties in anticipation of the coming winter. Squaw Valley's Creekside Estates saw two impressive sales of $1,750,000 and $2,770,000 while the Squaw Creek posted a sale of $2,125,000.  Martis Camp, Lahontan, Old Greenwood, Gray's Crossing and the Ritz Carlton Residences at Northstar all saw one strong sale apiece.  

Current inventory has dropped to just 5.6 months supply as a result of these 155 sales in addition to a number of properties coming off the market to be utilized as ski leases or winter rentals. 

November and December typically see a decline in the number of transactions as consumers are simply not around in any critical mass to view property and write offers. Nevertheless, 195 pending sales foretell of a finish to 2013 that will not be void of sales activity. Notable among these are 10 lakefront sales at asking prices above $2,000,000 including a property near Sunnyside pending for $5,750,000 for a 50% interest. 

With a layer of early snow on the ground and cold temperatures, ski season is just around the corner. Leading indicators including season pass sales and holiday rental bookings are exceedingly positive providing confidence of a great winter to come.

Tahoe Truckee Q3 Market Update 2013


Greetings - 
 
The Tahoe Truckee real estate market has shown terrific progress through three quarters of 2013 with every micro-market posting significant gains in either value or sales velocity, or in many cases, real improvement in both. Many seasonal patterns "typical" for Tahoe have been either accelerated or condensed in this active year. As the chart below shows, the number of transactions have not only well exceeded the eight year average but the typical fall surge appears to have manifested early with 431 closed transactions in the 3rd quarter. August – September – October are typically the busiest three month stretch for closed transactions however the past 90 days exceeded any other combination of months since 2005. 
 
 
There are many likely factors contributing to this phenomenon.  The first and most obvious is a continued display of the high level of demand for real estate ownership in Lake Tahoe and the lifestyle benefits that come along with it. Rising interest rates combined with accelerating values have created some real urgency to purchase before purchasing power is further compromised. Limited inventory only compounds these conditions. 
 
Overall, the region saw 5.3% more sales in the 3rd quarter than the same period in 2012.  Median price has jumped by 13.8% providing a steady metric for the market in general. Average price can be better barometer for improvement in the luxury category allowing the loftiest values to drive this category up 22.9% from Q3, 2012. Further validation of a soaring luxury segment is the pace of sales greater than $1,000,000 of which 49 have recorded year to date versus 40 a year ago. 6 properties have sold above $5,000,000 where the highest recorded price through September, 2012 was $4,600,000.

If we are truly in an accelerated version of a typical sales year, it would not be surprising to see a slight regression in the number of sales for each month in the 4th quarter. Inventory is balanced with six months supply currently available however  asking prices have risen dramatically providing (rightfully) increased confidence on the part of sellers. Using a very limited example, sellers of vacant land between Gray's Crossing and Lahontan, where sellers have observed 126 lot sales (a 315% increase over the same period a year ago) and a 37% increase in median price, increased asking price by 44% in just the 90 days between July and the end of September. At some point there will be a disconnect between buyers and sellers until some there is some movement from one group or the other to bridge that gap. There are currently 232 sales pending throughout the region, including eight at asking prices greater than $2,000,000, representing a very slight downtick from previous months. A brief lull during the shoulder season could be quickly quelled when consumers return en masse for the ski season and begin seeking out mountain homes, particularly those based around skiing. The first quality snowstorm of the season is often the trigger for such activity. 
 
September, 2013 was particularly active at the highest reaches of the Tahoe market with eight sales greater than $2,000,000 including three lakefront properties above $5,000,000 with another just below at $4,700,000 represented by Tahoe Mountain Resorts. Two homes in Martis Camp traded above $4,000,000 with another pair in Old Greenwood and Lahontan at $2,350,000 and $2,000,000 respectively. 
 
The final quarter of 2013 should demonstrate a continued recovery that moves values closer to previous highs and provides a solid platform for the year to follow. We'll be sure to keep you updated as the market evolves.

Coming soon-Seller's market at Northstar



As we continue to hear stories of the market heating up in the Bay Area and Tahoe markets, it is clearly becoming a favorable market for sellers. The last 5 transactions I have been involved in have been multiple offer situations, one was for a property that had not even been listed yet and the price was bid up over $300K above asking. Quality inventory remains low in many sub-markets, and when it does come on the market it is swept up immediately. I have heard about sellers holding their listings off the market because they are so confident that they can get higher prices for them in the next 6 months. And while the sellers wait, the buying pool, demand, and prices increase.

With winter approaching, Buyers focus will undoubtedly turn to the Northstar market in preparation for ski season. Inventory is very limited, especially in the 4 bedroom category, there are some compelling options to buy. But, don't expect these sellers to be groveling for any offer that comes in. They know that product is scarce (especially ski in/ski out) and that all signs point to a market that is quickly shifting in their favor. In fact, some sellers are increasing their prices based on the confidence they have in the recent comps at Northstar and the direction the resort is heading in the future. And, it isn't just individual sellers who are looking at price increases. The Mountainside area of Northstar as a whole has enjoyed tremendous sales success, and I would expect that to be reflected in future developer phase pricing as well.

This rare ski in/ski out Mountainside 4 BR luxury residence adjacent to the Ritz-Carlton is an example of a limited and compelling opportunity that is priced competitively (about 20% lower than the recent Mountainside sales comps) and is a turn-key opportunity. Don't let it pass you by!
