Truckee Bike Trails

Truckee Bike Trails

The Truckee River Legacy Trail is a culmination of nearly 20 years of planning and collaboration.  The year 2009 was a landmark in the planning and execution of this project as phase 1 and 2 of the Truckee River Legacy Trail were completed.  These phases linked the Truckee Regional Park to the Riverview Sports Park making it easy to commute by bike or foot between the two.  The segment has been used and loved by many ever since.  Now with phase 3 completed last year,  (which connects the existing trail to to Glenshire) runners, bikers and walkers have 5 miles of traffic free class 1 bikeway and multi-use trails.  The journey down the Legacy Trail is certainly peaceful with sections that run parallel to the Truckee River, trees tower above and open space surrounds you.

Next up for the Truckee River Legacy Trail is an expansion westward and upstream along the Truckee River towards HWY 89. From HWY 89 the trail will find it’s way to Donner State Park on the East End of Donner Lake.  Measure R passed in June 2014, and the estimated result will be to generate $10 Million over 10 years in order to build more trails. This will enable phases 4 and 5 of the Truckee River Legacy Trail to get underway.

Progress on trails and neighborhood connectivity can be seen in other parts of the Truckee area as well.

From old town Truckee, roughly branching off from the bridge below the Regional Park that connects to East River Road, a trail leads up under HWY 80 to the back side of Coyote Moon golf course and into Tahoe Donner.   If you take a right turn turn just after heading under HWY 80, the trail will take you up to the Pioneer Center.  Continue on the bike path to Gray’s Crossing where you will find extensive bike trails.  In one direction you will hook into the Prosser Lake View neighborhood.  In the other direction you will go back under HWY 80 to the Old Greenwood neighborhood.

From the Truckee Regional Park there is a path that leads along Brockway Raod towards HWY 267.  Winding through neighborhoods and into the Martis Valley.  By the end of this fall, the trail will be completed through the Martis Valley parallel to HWY 267 almost all the way  to the Tompkins Memorial Trail parking area on HWY 267 (a hiking biking tail that winds up through Northstar).  Eventually, this trail has plans to make it up over the Brockway summit connecting Truckee to Lake Tahoe.

It is truly incredible how far the trail system has come in such a short time.  Thinking back 5 to 10 years ago, it was hard to find even a decent sidewalk to push the stroller, enjoy the outdoors or take the kids safely on a walk or bike ride.  Now, the web of trails and especially the class 1 bikeway and multi-use tails are growing every year in Truckee.  Thanks to strong community support as the outdoors continues to be the main focus and love of the this town.

Halloween Happenings 2015

Halloween Happenings

Goblins, ghosts, mummies, ghouls and pumpkins are starting to roam the streets as Halloween grows near.  With fun family events every weekend, there is always an excuse to get dressed up.

This past weekend was the Truckee elementary pumpkin patch.  On a cold wet day, everything was moved inside for an excited crowd.  Games, kids, bounce houses, cake walks and haunted houses were around every corner, it was a blast.  The weekend before, Tahoe Donner had their annual Fall Festival with a pumpkin patch, pony rides, live music, and family fun.

The Halloween fun will continue this weekend at Old Greenwood with their Annual Harvest Party.  As  a Tahoe Mountain Club Member, kids will enjoy a pumpkin patch, petting zoo, pony rides, games, a mad scientist, pumpkin carving and more.  TMC members join in this Saturday from 12pm – 2:30pm.

If you are looking for a fun and an authentic pumpkin patch experience on a farm, pack up the kids and drive up north to Lil’ Megs Pumpkin Patch in Beckwourth CA.  This charming property is just past Sierraville and perfect for the entire family.  Featuring a corn maze, amazing fresh home baked goods, games and pumpkins of all sizes, it’s the perfect place to spend a weekend afternoon.  The drive should be beautiful and full of fall colors, you will not be disappointed.  Open every weekend in October 10am – 4pm.

Come out and see all the lions, tigers, princesses, pirates, witches, mummies, firefighters, minions and many more fun characters next Friday, October 30th at the downtown Truckee Spooktacular Halloween Parade. This event brings out the whole community for a fun evening.   Make your way to downtown Truckee around 4:30pm for trick-or-treating at the downtown shops.  At 6pm,  jump in line in front of the train depot as the parade starts (you are the parade).  Join hundreds of others on the parade route down Donner Pass Road ending at the Community Arts Center.  Ready for more trick-or-treating?  Head inside the Arts Center for more treats!

Fall Colors in Tahoe

Fall Colors in Tahoe

Fall in Tahoe is here. The time when we can take a deep breath, unwind, and enjoy the cooler temperatures as we anticipate the winter ahead. I love the change in season and this time of year when the cold nights are followed by crisp blue skies accented by the fall leaves below.

Whether you are driving, biking, hiking or on the lake by boat, paddle board or kayak, now is the time to get out and see the bright colors of fall. This coming weekend is probably one of the last chances to see the leaves in all their glory.

Feel like getting out for a hike? Mount Rose Meadows trail sits high above Lake Tahoe on HWY 431. Because of the high elevation the leaves do turn early. Take a walk through the 1.2 mile interpretive loop that is great for families, children and wheel chairs. Enjoy the golden meadow this time of year.

Feel like a mountain bike ride? Marlette Lake will be your destination as you ride through the thick aspens found on the east side of the lake. Start your journey at Tunnel Creek Café where you can arrange a shuttle to take you and your bike to Spooner Summit to start your ride. It’s a tough start with a steep climb up to the lake through Snow Valley but don’t give up, just enjoy your surroundings. After enjoying a snack and some rest at Marlette, continue onto the popular Flume Trail with jaw-dropping views of Lake Tahoe. Grab a cold beer and a burger at the Tunnel Creek Café where your car is waiting for you.

Feel like being on the water? Hurricane Bay is the best place to be when it comes to enjoying the fall colors from the lake. Dip your paddle board, kayak or boat in at William Kent Beach next to Sunnyside and head south, or start at Hurricane Bay and head north towards Sunnyside. Glide past Ward Creek and some of the finest estates on Lake Tahoe that are home to large cottonwood trees and other colorful deciduous trees.

Feel like going for a drive? Barker Pass, 4 miles south from Tahoe City on Blackwood Canyon Road is a 7 mile climb up from Lake Tahoe. The colors will surround you as you drive up and up to the top. You will reach Ellis Peak and the road will turn to dirt. If you want to stretch your legs, there are many trails that lead off from here. I would recommend heading back down the hill to the river, step outside for a bit and simply enjoy your surroundings.

Happy fall and I hope you get the chance to enjoy the autumn season here in Tahoe.

October, 2015 Tahoe Truckee Market Update

Tahoe Truckee Market Update

October, 2015

After a series of ordinary months, the Tahoe-Truckee region saw the strongest performance of 2015 in September. Total sales volume of $118,376,000 is an 18% increase over September, 2014 despite coming via 5% fewer transactions. This would indicate a substantial jump in average price from $706,989 in 2014 to $870,412this month.

The primary drivers of this surge at the upper reaches of the market were five Martis Camp home sales totaling over $22,000,000 in sales volume. At an average price of $4,862,500 and nearly $1,000 per square foot, it would appear that momentum within the region's bell weather community remains strong. From a statistical perspective, the increasing number of homes being completed and sold in Martis Camp will continue to drive numbers higher. For comparison, in September, 2014 just one home sale in Martis Camp was published creating an $18,000,000 variance in total dollar volume for the region.

Nevertheless, luxury sales above $1 million surged with 34 transactions, nearly double the amount from a year ago. Beyond Martis Camp, Northstar posted its highest sale of the year at $3,500,000 for a single-family home in the Big Springs neighborhood complimented by two newly pending purchases in the Ritz-Carlton. Squaw Valley also kicked off some year-long rust with just its second $1 million sale of the year. As is typical of the season, lakeside properties contributed 20% of these transactions though none higher than $3,350,000. Schaffer's Mill closed a new Mountain Lodge residence in addition to two single-family homes continuing a similarly strong year for that young community.

Broadening the lens to the 3rd quarter of 2015, the market performance appears fundamentally steady with the prior year. Total sales increased by 1%, median price increased by 6% while average price decreased by 2% indicating an upswing in primary home purchases while luxury sales lagged slightly. Sales above $1 million were even with the prior year while concentrated somewhat at the lake and within resort communities. Gray's Crossing and Lahontan showed increased momentum while Martis Camp, Northstar, and Schaffer's Mill remained steady.

Heading into the 4th quarter, hope springs eternal for a bounce back winter. A chart tracking consumer optimism for winter conditions would consistently feature a peak value right around this time as days grow shorter and freezing temps creep in daily. As such, purchases in anticipation of winter should increase over the next six weeks before a typical taper heading into December and January. Resort inventory is as compelling as ever with competitive offerings from Mountainside to the Village at Northstar and beyond.

We look forward to keeping you informed as winter draws near.
