Tahoe Truckee Market Update; December, 2014

Tahoe Truckee Market Update
December, 2014

After a brief lull, the Lake Tahoe real estate market is experiencing an unseasonable flurry of activity heading into ski season. November, typically the beginning of a real estate taper that runs through the new year, saw 126 properties transact, 15% more than the decade-long average and 10% better than the same month in 2013.  This is the first month in 2014 to show a gain in total transactions versus the prior year.

Perhaps more significantly, the region has exceed $1 billion dollars in total transaction volume for just the second time since 2005.  Upon reaching just $9,000,000 in total sales this month, 2014 will surpass the previous year in dollar volume despite lagging in total transactions by 12%.

This would indicate fewer overall transactions but an increase in high-dollar sales; a fact evident in the remarkable trajectory of the luxury segment. Year-to-date, 225 properties have sold above $1,000,000 and 96 above $2,000,000 compared to 178 and 63 respectively for 2013. Nearly a quarter of all transactions in November were at values greater than $1 million including 7 above $3,000,000. Included among these are Martis Camp homes at $6,950,000, $6,700,000, $3,250,000, $3,100,000 and $2,300,000. Additionally 3 Ritz Carlton Residences closed in Mountainside Northstar between $2,100,000 - $2,400,000. Also within the resort environment were a home in Northstar's Big Springs neighborhood for $1,415,000 and a condominium in Great Bear Lodge, the marquee building in the Village at Northstar, for $1,425,000.

The snow currently falling in Tahoe has reinvigorated interest in resort properties as eight properties are newly pending in Northstar alone including another Great Bear Residence for $1,995,000. An additional 130 properties are currently pending sale throughout the region with closing dates scheduled for December.

With the holidays approaching, Lake Tahoe will be reinvigorated with the energy of consumers returning to the market. Boosted by fresh snow, this will bring with it a refreshed perspective on the market as new Mountainside neighborhoods are introduced . As winter continues, expect to see significant activity as consumers seek to find the perfect mountain retreat for their families. In the coming month, look for new and exciting content from Tahoe Mountain Resorts including the much anticipated launch of the Stellar Collection found Mountainside Northstar as well as a fresh look  and new messaging from TMR.

Until then, best wishes for a happy and enjoyable holiday season filled with abundant snow and joy. We look forward to seeing you at Northstar.

Northstar California's New GM

Northstar California's New General Manager
Beth Howard

Northstar California is now up and running for the 2014/2015 season and  Mother Nature is starting to snow it’s winter white color.  This year, as Bill Rock steps out of his role as Senior Vice President and Chief Operating Officer for Vail Resort’s three resorts in Lake Tahoe and moves onto Vail Resort’s new addition, Park City Mountain Resort and Canyons in Park City, Utah, we have a new face to turn to here at Northstar, Beth Howard.  Howard is now entering into her 30th year with Vial Resorts.  Her journey all started back in 1985 as a college intern at Beaver Creek chopping vegetables.  Many shifts, changes, positions and experiences have lead her to Northstar where she will be overseeing everything from mountain operations to village activities.

Howard’s main focus for this year is to elevate guests experience.  This is everything from parking, off hill activities, grooming, lifts, food, lodging, service and everything that contributes the guests day at the resort.

Building on the fun tradition of s’mores time every day at 3:30pm in the village where hot complementary s’mores are passed around , this year Northstar wis going to start an on mountain tradition called Toast.  Every day at 2pm (starting December 19) a commemorative toast of bubbly will be held on the East Ridge around a fire pit surrounded by adirondack chairs and warm blankets.  A little something so write home about.

With Northstar California rated #8 this year by Ski Magazine for service and #24 overall in the West, Howard sees the advantage of building upon the solid foundation Northsar has built thus far as they are known for the elevated service and luxury lifestyle.

Pray for snow and we look forward to seeing you here this season to experience for yourself some of the new and exciting traditions that are starting here at Northstar California.

Cottonwood Restaurant & Bar

Cottonwood
Restaurant & Bar

Cottonwood restaurant in Truckee is the place for good music, a long standing history, "Snow Warning Happy Hour" and always a good time!

With a rich history in the ski industry, ‘Hilltop’, now known as Cottonwood, was the site of the nation's first mechanized ski lift in 1928.  The poma and rope tow, driven by an old automobile chassis and motor still remain today up the hill behind Cottonwood.

Step inside as the atmosphere takes you back in time.  In late 1928 a warming hut was built from railroad ties salvaged from abandoned Martis Valley logging operations.  From ski lodge in 1928 to Cottonwood restaurant in 1989, there are many stories to be told of good times had in this building.

Have yourself a look around and find many historical artifacts and photograph on display that tell the story of years past.  But don’t get lost in the past, this place is making memories every night.

Every Thursday night you can find live acoustic music out on the deck in the summer and inside in the cozy fireplace room in the winter.  On top of free live music, it’s happy hour all night long on Thursdays.  Things can get pretty wild there on Thursdays so come early and stay late for a good night out!

For date night, take your main squeeze into the main dining room with white table cloth seating and overhanging chandeliers that are filled with real candles.  All night you will enjoy the best view looking down on old town Truckee.  If you are lucky enough to be dining on a perfect snowy night, the magic will come alive and you feel like you are in the midst of a snow globe wonderland.

Some recommendations-you have to try the famous French margarita served in a pint glass (The Frenchie).  You will not be disappointed.  To pair with any meal, my favorite thing to order is their signature caesar salad shared with the whole table and traditionally eaten with your fingers, not forks.  It’s so yummy and perfectly garlicky!

Come alone, bring the family, bring your date, bring your mom, bring your dad.  However you come, whenever you come, this place is sure to leave you with a smile.
