Martis Camp Retreat - Just Listed

8725 Breakers Court
Martis Camp Lot 239
3 Bedrooms + Loft | 3 Full 2 Half Bath | 3050
 Square Feet
$2,995,000

Located on the 13th hole of the putting course, this retreat is uniquely orientated to maximize views of Northstar's Lookout Mountain and the rolling hills, meandering creek and landscape of the putting course.
The design of the home draws from its natural surroundings blending native stone, vintage reclaimed woods and rusted metals with contemporary elements. Like nature, the homes architecture has a simple - impactful elegance with purpose and intrigue.

An inviting yard provides the warmth of the morning sun deep into the home. The patio includes a stone fire pit, hot tub and eating nook with a natural gas connection for BBQ. One master suite opens out to the spa patio with a separate seating patio outside  the second master suite. The upstairs guest suite opens out to a private balcony with ample room for reclining and relaxation.

The home boasts one of the largest and most functional great rooms and family gathering spaces of any cabin home at Martis Camp. The design thoughtfully reduces wasteful circulation space and increases valuable family activity areas in the home. The homes core blends an open spacious kitchen, great room, media room and dining room.  The open flow between the rooms accommodates large family gatherings but lend itself to intimate smaller gatherings.

The kitchen opens to the great room by a 14' long kitchen island and 48" Dacor range with an integral prep table and eating table. The island design allows the eating table to be pulled away for seating of 14 or more people. The media room is within reach of the kitchen and can be quieted by the use of large sliding barn doors. The bedrooms are spacious, but not wasteful. The upstairs loft/4th bedroom features built-in bunk beds for four and room for a queen size sofa sleeper. Master suites include the warmth and ambiance of stone fireplaces.

The great room fireplace is a custom open flame Isokern fireplace with artistic stone hearth for authentic fireside moments. A built-in reading area that doubles as a twin size bed nestles itself against the fireplace taking advantage of the mountain and putting park views. The laundry room is well equipped and designed for the organization and storage of seasonal gear.

The homes interior finishes, like its exterior, draws its inspiration from nature with colors and textures from its raw materials. The interior design centers around essential built-in cabinetry, doors, casings, trims, floors, ceilings and beams in a combination of wire brushed reclaimed oak, barn wood and corral board.  The homes essential rustic elements are offset with custom contemporary furniture pieces of natural walnut.  Clean lines from contemporary plumbing fixtures compliment natural limestone counters. Art is introduced into the homes architecture through its custom contemporary light fixtures getting their inspiration from winters chill, a bucks grand antlers and the new growth of Springs branches.  The great room's suspension light completes the essence of the home with an artful play on friends and family.

Red Truck: A Great Little Lunch Spot

Red Truck: Food Truck Revolution

The Red Truck started out as Truckee's favorite food truck.  It would be quite the game to follow the @RedTruckeTahoe twitter feed to find out where you could get those delicious bite size tacos, naan dogs or chicken takka masala bowl.  But when one found that bright red truck or saw it while cruise'n through town, you couldn't help but stop.

Now, it's a different story for our favorite eating spot.  You can count on it every week at Truckee Thursday's in downtown Truckee in the Summer and all year round, Monday through Friday, at the Truckee Airport.  And if you're really lucky, you might run into them at a wedding or private event, a great choice for catering any event!

My favorite has always been the bowl with falafel or chicken tikka masala but you really can't go wrong with anything on the menu.  The flavors are mainly based on the Indian traditions and ingredients are organic, sustainable, and fresh.  Chef Larry really does know how to make your taste buds sing.

When you go,  don't forget to add the side sauces to your dish.  The green one is my favorite and the least spicy, the red one is yummy and the yellow one will knock your socks off (go for it if you like it HOT!).  And for the sweet tooth in the family,  you have to add a cookie for desert.  They are baked in house and are amazing!

See you at the Red Truck!

2013 Year in Review

Truckee-Tahoe Market Achieves $1 Billion in Sales

If 2012 was the year of stabilization for the Tahoe-Truckee real estate market, then 2013 will be remembered as the rebound year.  The market saw the strongest demand for Lake Tahoe property in nearly a decade, with total sales topping $1 billion for the first time since 2005. Median and average prices grew by 15% and 16%, respectively, and total transactions reached 1,480, a 4% improvement over 2013.

This rebound was largely driven by the flourishing demographics of the Northern California feeder market, but was also impacted by the introduction of premiere new communities and the resurgence of certain luxury markets.  Highlights included:

·      Mountainside community at Northstar which surpassed $100,000,000 in historical sales as consumers became aware of the hyper-unique lifestyle afforded by ski-in/ski-out, on-mountain living. The combination of Martis 25, Home Run Residences, Constellation and The Ritz-Carlton Residences sold over 20 residences for more than $35,000,000 collectively.
·      Martis Camp continued its exceptional trajectory approximately 100 total sales. Tahoe lakefronts saw a shortage of inventory in 2013 (after a remarkable surge in 2012 sales) that resulted in fewer transactions but strong upward pressure on prices.
·      Homesites in Gray’s Crossing and Lahontan experienced a 271% increase in transactions over last year and property values were up by 50%

So, what’s in store for 2014? With an increasing sense of stability for employment and interest rates, this momentum should carry over into 2014. The market will be constrained by a lack of quality inventory.  While this could lead to slightly decreased figures for transactions and overall volume, it should have an upward effect on values.

Spending time with family and friends pursuing healthy and fun activities in this remarkably beautiful setting will never go out of style. Certainly, economic conditions may fluctuate, but interest in the Tahoe lifestyle will never diminish.

How I Came to Tahoe

How I Came to Tahoe

The first time I came to Lake Tahoe was several days after my husband and I got married. Our ceremony was at a ranch on the Colorado River outside of Moab UT and we drove from there to Lake Tahoe and stayed at the cottages at the Hyatt right on the shores of Lake Tahoe before embarking on our honeymoon in Costa Rica. We were completely blown away by the beauty of the area and the Lake. Little did we know that we would end up moving to Tahoe just about a year later.

We were living in Breckenridge, CO at the time, and as Colorado natives, we never imagined we would leave the idyllic Rocky Mountain lifestyle. However, I was working with East/West Partners and IMI on a condo project in Breckenridge and my broker at the time asked if I would be interested in moving to Tahoe to embark on a new project called Siller Ranch (now Martis Camp). It sounded very interesting to be one of the first people on the ground on a project that seemed to have a lot of potential. After a short discussion, we agreed. We packed up our small collection of belongings, 2 dogs, and ventured out to California. We barely knew a soul, didn't have a place to live, we just picked up and left.

Siller Ranch/Martis Camp was nothing at the time we moved, just dirt roads and dreams. It seemed like a risk, we didn't know if people would have enough vision to invest in the community before the amenities were in place, and the project was going through some opposition. There were some small flag markers indicating where the golf course would go and we had to hike/4WD all over the property with crude maps, bear horns, and trail mix to figure out where all the lots and amenities were going to be. Fortunately, from living in CO, I had excellent off-road 4WD skills that really paid off in the early days of Martis Camp.

Fast forward to now-it turns out the community has been a success (to say the least), and I have enjoyed watching it grow and being part of its success first with Siller Ranch/Martis Camp and now with TMRRE.

Long story short, we came out to Tahoe on a promise of a great project, a great community, and mountain lifestyle only enhanced by being right near the Lake. And now we call Truckee home and couldn't imagine being anywhere else.
