Welcome to Tahoe in the Sping.  The air is crisp, the sun is bright and the activities are endless!  My favorite time of year in the mountains.  With this premier cabin on Lot 239 in Martis Camp you are at the heart of all the diverse activities that Spring in Tahoe has to offer.

Wake up in the morning for a ski day at Northstar.  The weather has been amazing with bright blue skies and Northstar has continued to make snow keeping the trails in great shape.  Get there early for the best conditions.  Enjoy a sushi lunch at Mikuni in the Village before heading back to your cozy cabin at Martis Camp.  Pull off the cover to the hot tub on the back deck, jump in to ease your muscles and look back up at Northstar as the stories from the day continue to entertain.  

The fun's not over yet because there's still fun waiting for you at the family barn.  Everybody get together for a fun night of basketball, bowling, crafts, ice cream sundays and the most fun you've ever had!  Everyone will sleep well tonight.  

Wake up and  get ready to jump on the 20 mile trail system that winds through the community.  The flowers are starting to push through the ground cover and show their colors.  The trees and bushes are starting to bud and the weather is too nice to stay inside.  Bing a picnic lunch and enjoy lunch on the edges of Trout Lake or find your way through the woods to the Lost Library where you can take a break and warm up next to the fire, drink some hot cocoa and snack on some M&M's.

Can you believe that one day you're up on the mountain surrounded by snow and the next you're hiking through the forrest?!  All with a cozy place to call home in the heart of the putting course of Martis Camp.  Stay tuned for more adventures from 8725 Breakers Court – Summer is right around the corner and when you own this home inspired by nature you can enjoy the beauty inside and out!

Time to get out and enjoy this weather!  Warm and sunny days this time of year are great for multiple activities. Ski one day, mountain bike one day and get the whole family together for a hike the next.  The Tahoe adventure is always available.  Take this recommendation for a great hike option.

There are hundreds of choices but this past weekend my husband and I found this one to be perfect for a Sunday afternoon with the family.

The Tahoe Rim Trail is a hiking trail that spans the circumference of Lake Tahoe created by the Tahoe Rim Trail Association and hundreds of dedicated volunteers since 1981.  There are various access points along its 165 miles of trail.  A fun challenge is to explore the entire loop piece by piece till you've covered the entire loop.  

Today we will focus on 1.5 miles off the summit of Highway 267.  This is a short, uphill climb to some amazing Lake Tahoe views.  From the parking area you start the switchback climb through the shade of old growth pine trees.  as you climb higher don't forget to look up as filtered views of Lake Tahoe start to appear.  First you will see a trail that heads downhill on the right.  Keep heading up till you find a trail on the left that makes a 180 degree turn and keeps heading uphill that is marked 'viewpoint'.  At this point you are almost to the top.  As the trees start to clear, look up and see a cluster of large rocks that pile up like pillows.  Climb to the top of your favorite one for a breathtaking view of Big Blue!  Round trip is about 3.5 miles and fun for the whole family.

Driving Directions:

From Truckee: take hwy 267 towards Northstar/Kings Beach.  Drive to the summit and pass the First right turn where you will see a sign for Snowmobile Tour this time of year.  Continue down the summit another couple hundred yards. On your right is a parking area.  Park.  Cross the street to access the trailhead.

From Kings Brach: take hwy 267 towards Northstar/Truckee. Drive almost to the too of the summit.  There is a parking area on your left (if you get to the top and see the sight for 'snowmobile tours', you've gone too far). Park.  Cross the street to access the trailhead.

Girls on the Run is a youth development program that inspires girls to be joyful, healthy and confident through running activities and achieving a 5k fun run.  Girls on the Run Sierras is a local chapter of a nation wide program that was established in 1996.  The positivity and confidence that this program has brought to girls here in the region is growing with the help of donations and volunteers.  There are many ways to get involved with this program from volunteering to be a coach, sole mate, race participant or be a cash donor.  

Another option is simply attend LUNAfest! 

This Saturday is the Girls on the Run annual signature fundraiser, Lunafest Film Food and Wine at Squaw Valley.  Start the night off with wine, local cuisine, silent auction and live music.  Finish the night with 8–10 short films made by woman, for woman, about woman.  But don't be shy, the men are welcome too!

The recent snowfall in the Sierra has brought a renewed enthusiasm for winter activities and an increased interest in the Tahoe Truckee Real Estate Market. Prior to the recent storms, the market was faced with the question of how the subpar snowpack would impact real estate sales.  Historically, the majority of transactions occurs at the end of the ski season after consumers have enjoyed every ounce of winter activity and realize a want for a permanent mountain retreat. Fortunately, the market has answered resoundingly positive as February resulted in a strong month for closed transactions.

The month saw 78 residential properties sell at an average price of $736,387. Both of these figures represent significant growth over February 2013 – 13% increase in total sales and up 29% in average price. And it’s interesting to note that February 2013 was the lowest month of the calendar year for both total transactions and average price.

Notable sales in February include:

13 homes at prices greater than $1,000,000

·      3 lakeside properties from $1,100,000 - $2,125,000

·      An Old Greenwood home at $1,000,000

·      A Martis Camp Estate home for $3,462,500

·      A Lahontan home for $1,920,000

·      Plus two Squaw Valley homes from $1,250,000 -  $2,285,000

Not surprisingly, Northstar has been quite active during the heart of ski season

·      8 total closings from $380,000 - $1,645,000

·      The sale of Lot #19 in Martis 25 for $1,645,000. Look for a sensational custom home to take form on this site this summer. 

·      2 condos and 3 single-family homes in Vintage Northstar

·      1 Big Springs home for $1,350,000

Significantly, Northstar Mountainside continues to gain awareness as the premiere slopeside neighborhood in Lake Tahoe with two new transactions at Home Run complemented by the closing of Lot #16 at Martis 25 in February, bringing all-time sales above $120,000,000. 

Closed transactions are generally a reflection of market conditions 30-60 days prior when most deals are struck, only to post upon successfully navigating the escrow process. Of the 78 sales closed in February: 

·   7 went under contract more than 60 days ago, prior to the beginning of ski season.

·      10 went under contract in the month of December, generally prior to the holidays and when snow conditions are still typically variable.

·      61 went under contract between January 1 and February 18 when ski conditions were known. 

The fact that 71 of 78 sales transpired after the New Year is strong evidence that market conditions are ultimately stronger than seasonal factors in anticipating real estate activity. As such, with just 610 residential listings currently active (less than 5 months supply), an active spring selling season is foreseeable. The lack of supply will continue to inhibit to the total number of sales; however, this is likely to create upward pressure on values. 

Tahoe Mountain Resorts Real Estate had an exceptionally productive month in February, generating a higher volume of sales than any other brokerage in the region. Having represented buyers and sellers in successful transactions throughout Northstar including Mountainside, Big Springs and vintage properties as well as Martis Camp, Lahontan, Old Greenwood, Gray's Crossing and lakeside in the Tahoe Basin, Tahoe Mountain Resorts continues to be the leader in luxury sales. 

With just over six weeks of ski season remaining, there is ample time to enjoy the best conditions yet for both skiing and real estate. We look forward to sharing our experiences with both in the months and weeks to come.
