When do most people buy?

Back to the crystal ball I go....But seriously, is one season historically a better time to buy? Usually around this time of year, I get the question, "do you think the sellers will be more motivated to sell their ski condo now that the season is coming to a close?"

The answer: every seller is different and has specific motivations for selling. It is hard to make a blanket statement that would cover every sellers situation. I have always been surprised at how busy the fall seems to be, and how little is sold during the winter. There is a perception that with all of the people visiting over the holidays it must be a busy time for real estate transactions. Not true!

Lets look at the real statistics below compiled by one of my colleagues for the past 3 years and you make your own judgement:

2009:

#1 Fall 357 transactions

#2 Summer 294 transactions

#3 Spring 188 transactions

#4 Winter 134 transactions

TOTAL 973

2008

#1 Summer 243 transactions

#2 Fall 197 transactions

#3 Spring 194 transactions

#4 Winter 171 transactions

TOTAL 805

2007

#1 Spring 289 transactions

#2 Fall 250 transactions

#3 Summer 228 transactions

#4 Winter 213 transactions

TOTAL 980
