Recent Ski Area Survey
The “Ski Area Management” September newsletter published the results of a study conducted among resort real estate developers and salespeople to determine the current state of the market. The results validate Tahoe’s positioning for recovery. Among the many themes presented was a focus on many characteristics fundamental to this region:
• Buyers will follow a credible seller, in a proven location. They are not interested in a speculative purchase.
• Consumers want more use of their second homes. They are establishing and/or maintaining a resort lifestyle tradition that allows them to spend more time with family and friends. Convenience is important. Drive markets will benefit.
• Activity is important—buyers want access to skiing/biking/jogging/walking/hiking trails.
• Usage of second home properties will increase. Early analysis suggests that future owners will want to use their resort homes to create more “meaningful” and “relevant” life experiences. Rather than own three or four underutilized properties, these customers will purchase and own one special place for more frequent use.
• “Green” building is no longer a unique selling proposition. It is expected.
Nearly all of the trends listed above indicate a shift towards drive-to markets that can be accessed within a few hours of the consumer’s primary home. The home is generally of practical size and serves as a base camp from which various recreational activities (throughout all seasons) can be accessed. This would seem to define the Truckee Tahoe region and provide some optimism of a recovery that may precede other destination resort markets.
