Truckee has a ever growing art community with many talented artists calling Truckee and Lake Tahoe home.  Downtown Truckee has become home to many art galleries that showcase these talents in a retail setting for consumers to enjoy.  If you are looking to decorate your home, check out some of the local galleries for a splash of color, inspiration and one of a kind statements.

Art Obsessions officially opened its door in June 2011 in Truckee's Historic Downtown District. The gallery quickly gained recognition as a premier source for works of renowned regional and international artists and established itself as a primary source for limited edition prints.

Art Obsessions Gallery is also now a purveyor of fine wine. You can enhance your art experience by tasting some of the best regional wines that the area has to offer. The wine bar is open Friday - Sunday during gallery hours and by appointment.

The Carmel Gallery features a stunning collection of fine art landscape photography by Olof & Elizabeth Carmel.  From Napa to Itally and back to Tahoe the imagery, color and unbelievable magic captured in the artwork will undoubtedly impress.

Riverside Studios is an inspiring art gallery owned and operated by five artists.  The shop prides itself on representing hand made, local goods with over 25 artists from the Tahoe region in areas of sculpture, printmaking, painting, ceramics, textiles and more.  In the heart Old Town Truckee, this gallery is one you will want to visit every time you come to town.

The Bolam Gallery is owned and operated by Andrew Bolam, a local artist known for his cowboy and indian themes.  The gallery also represents the finest local and nationally acclaimed artists, specializing in traditional western subject matter re-imagined with a modern viewpoint.  Stop in and see Andrew Bolam and Annie Hooker in action as the gallery also doubles as a working studio.

Martis Camp 2015 Market Recap

Martis Camp 2015 Market Recap

Martis Camp has been a fascinating and dynamic market since its inception nearly a decade ago. After weathering an untimely market downturn at the beginning of its lifespan, Martis Camp has emerged as the most successful and bullish community the Tahoe area has ever witnessed. With developer homesite inventory nearly sold out and the Club and HOA turnover from the developer to owners/members in progress, many are anxiously wondering what the next few years will hold for the community in terms of property values, operations, and sales moving forward. A quick analysis of the 2014 v 2015 numbers in home and lot sales may hold some clues as to what is to come.

In 2014, there was a deluge of speculative inventory in the market, particularly in the cabin neighborhoods. The community posted 36 home transactions which was the highest number of sales in Martis Camp history. In 2015, there were 22 single-family home closings, down about 40% from the prior year. However, year-over-year, the median sold price per square foot continued rise to an all time high of $1,043 in 2015. Overall in 2015, less spec inventory traded and properties stayed on the market for longer before selling, but sold at very high prices.

On the land front, the big story for 2015 was surrounding the dwindling developer inventory. Resale lot transactions more than doubled in 2015 (19) vs 2014 (8), with buyers having to dig deeper than what the developer was offering to find suitable properties. There were an impressive number of developer sales in 2015, but the pace of absorption was slower than in prior years. Resale inventory is currently very low with 17 sites currently available, and only 3 of those options are in the "amenity core" area. The developer has about 20 sites remaining to achieve full sell out.

With a stellar snow year underway, home sales should continue to click along at a decent pace. Demand for prime properties and homesites near the amenity core area will continue to be high, and those properties will have the best chance of holding value over time due to their prime location. Speculative building will likely continue to decrease as land options diminish.  Some prospective buyers may sit on the sidelines to see if values abate, or choose to buy in areas like Lahontan, where the community is more established and the value proposition is high. Regardless, the success of Martis Camp has been incredible, and the community will continue to be one of the most sought after destinations for Tahoe homebuyers for years to come.

First Tracks with Northstar Ski Patrol

First Tracks with Northstar Ski Patrol

Ski patrollers have a very important job at the Sierra ski resorts.  They get up before dawn to get the ski area open and keep it safe, as well as respond to emergencies 24/7 in the backcountry.  They will risk very real danger but giving back, helping others, and experiencing the mountains are the forces that keep them working hard.

The ultimate reward for a ski patroller is the chance for first tracks in the morning whether on an epic powder day or ripping down groomers before the lifts open to the public.  The ski patrol team truly does deserve this perk with days that start before the sun is up and end after sunset.  Now, at Northstar, you too could jump on board and join the Patrol team at 7:30am for some of your own first tracks.  Call the day before by 3pm to sign up.

One can also participate in the final patrol sweep at the end of the day by meeting at the Summit Patrol shack located at the top of Comstock lift at 3:30pm.

Join in the fun and discover another way to truly enjoy your Northstar experience.

2015 Tahoe Truckee Market Summary

2015 Tahoe Truckee Market Summary

A perfect winter is underway and thriving economic conditions are setting up 2016 to be a monumental year. While much of the region has been on an upswing for several years, the series of dry winters have held certain areas from reaching their potential.

Despite weather challenges in the early months, 2015 was hardly a disappointment.   Real estate sales in the region surpassed $1 billion for the third consecutive year.  The total number of sales slightly eclipsed the prior year as did median price, which rose by 1% to $520,000.  Inventory remains almost perfectly balanced with 6 months supply available at the start of 2016. 2015 also marked the most significant surge in new home construction in over a decade with several hundred new starts throughout Martis Camp, Gray’s Crossing, Lahontan, Schaffer’s Mill and Old Greenwood.

Martis Camp continued to set the standard for luxury real estate as it marches ever closer to sell out. The average price for a completed home in Martis Camp has now surpassed $4,600,000, higher than the typical price of a Tahoe lakefront, the previous standard bearer for elite homeownership.

Gray’s Crossing experienced a major milestone as the final developer-owned lot was sold.  With all 377 homesites now in private hands the resurgence of this community is in full swing with nearly 100 new homes started in the past 3 years. A local investment group has begun construction on the final phase of Fairway Townhomes and will bring them to market in the Spring of 2016.

Similarly, Lahontan continues to find its place within a new generation of consumers. Homesite prices have continued to rise steadily as new construction has infused the community with a healthy new look.

Old Greenwood remains a steady producer with limited turnover. Look for the long anticipated release of The Legacy Residences from Old Greenwood in 2016.

Perhaps no other community was as impacted by successive dry winters as Northstar. This community has been poised for a major leap based upon substantial investment from Vail Resorts, Mountainside Partners and Kennedy-Wilson. Recent conditions have created a buying opportunity quickly realized through a stream of premium sales at the outset of 2016.

As the economy of Northern California continues to thrive, three generations of consumers are now drawn to Lake Tahoe as a place of retreat, refuge and adventure.

Tahoe Mountain Realty looks forward to 2016 as our inaugural year operating as an independently-owned brokerage company.  Our commitment to providing exceptional content, insight and service has only intensified. With new tools, an enhanced digital presence and the finest real estate gallery in the region, TMR is pleased to be your singular resource to a life well lived in Lake Tahoe.
